This position is responsible for the creation and execution of marketing efforts specific to the student housing communities. This position will focus on making recommendations pertaining to leasing and marketing efforts and will assist in facilitating of such efforts with a focus on social media outreach. This role will work closely with the corporate marketing department, senior community and leasing managers in efforts to capitalize on the marketing for the Company's student housing community.
Partners with the leasing and senior community manager to implement creative marketing and advertising strategies and solutions that adhere to budgeted guidelines, including using the internet, print advertising, referrals, outreach marketing, and other tactics, and appropriately selects marketing techniques that fit the campus' resident profile and market conditions.
Provides additional and in-depth marketing support by analyzing the current traffic and leasing performance, troubleshooting and identifying factors contributing to the performance, developing and implementing aggressive marketing, advertising, pricing, and promotional campaigns, closely following up to evaluate results.
Oversees the development of creative communication pieces, promotional materials, presentations, websites, reports and training materials with input from the senior community and leasing managers.
Plans and executes campus marketing and resident events, trains leasing team on outreach techniques and creates and presents proposed marketing and advertising plans, developing reports that highlight the campus' marketing success and issues, discussing short- and/or long-range marketing plans and reports with campus and Company management.
Identifies and meets with advertising and marketing vendors, reviews proposed service contracts for preferred and favorable rates, recommends creative service providers, and monitors and manages advertising suppliers for product and customer service quality.
Monitors markets for trends, forecasts, job growth, and other economic conditions which may impact occupancy and leasing effectiveness, recommends changes and response strategies to offset market downturns or opportunities, and provides feedback and recommendations to management on improving struggling performance and maximizing revenue generation.
Supervises the community's marketing team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
